主要统计指标解释
土地购置费 指房地产开发企业通过各种方式取得土地使用权而支付的费用。土地购置费按实际发生额填报,分期付款的应分期计入。项目分期开发的,只计入与本期项目有关的土地购置费。前期支付的土地购置费,项目纳入统计后计入。
房地产开发投资 指房地产开发企业本年完成的全部用于房屋建设工程、土地开发工程的投资额以及公益性建筑和土地购置费等的投资。
本年实际到位资金 指房地产开发企业本年实际到位的,可用于房地产开发的各种货币资金。包括国内贷款、利用外资、自筹资金、定金及预收款、个人按揭贷款和其他资金。
房屋施工面积 指房地产开发企业本年施工的全部房屋建筑面积。包括本年新开工的房屋建筑面积、上年跨入本年继续施工的房屋建筑面积、上年停缓建在本年恢复施工的房屋建筑面积、本年竣工的房屋建筑面积以及本年施工后又停缓建的房屋建筑面积。多层建筑应填各层建筑面积之和。
房屋新开工面积 指房地产开发企业本年新开工建设的房屋建筑面积,以单位工程为核算对象。不包括在上年开工跨入本年继续施工的房屋建筑面积和上年停缓建而在本年恢复施工的房屋建筑面积。房屋的开工应以房屋正式开始破土刨槽(地基处理或打永久桩)的日期为准。房屋新开工面积指整栋房屋的全部建筑面积,不能分割计算。
房屋竣工面积 指房地产开发企业本年按照设计要求已全部完工,达到住人和使用条件,经验收鉴定合格或达到竣工验收标准,可正式移交使用的各栋房屋建筑面积的总和。
新建商品房销售面积 指房地产开发企业本年出售商品房屋的合同总面积(即双方签署的正式买卖合同中所确定的建筑面积)。
新建商品房销售额 指房地产开发企业本年出售商品房屋的合同总价款(即双方签署的正式买卖合同中所确定的合同总价)。该指标与商品房销售面积同口径。
Explanatory Notes on Main Statistical Indicators
Land Purchase Fee refers to fees paid by real estate development enterprises for obtaining land use rights in various ways. The land purchase fee shall be filled in according to the actual amount, which paid by installments shall be counted by stages. If the project is developed by stages, only included the land purchase fees related to the current project. The land purchase fees paid in the previous period are included after the statistics.
Real Estate Development Investment refers to total investments completed by real estate development enterprises in this year for housing construction projects, land development projects, public welfare buildings and land acquisition costs.
Funds Actually Paid in this year refers to various monetary funds that actually in place by real estate development enterprises this year and available for real estate development. Including domestic loans, utilization of foreign capital, self raised funds, deposits and advances, personal mortgage loans and other funds.
Building Area under Construction refers to total area of houses constructed by real estate development enterprises in this year. Including the building area of newly started houses in this year, houses continued to be constructed from previous year to this year, houses suspended from construction in the previous year and resumed in this year, houses completed in this year and houses suspended from construction after construction in this year. For multi-storey buildings, the area of each floor shall be filled into total area.
New Construction Area refers to building area of the newly constructed houses of the real estate development enterprises in this year, which is accounted for by the unit project. It does not include the building area of houses that started in previous year and continued construction in current year and stopped construction in previous year and resumed construction in current year. The commencement of the house shall be subject to the date when the house officially starts the earth breaking and trenching (foundation treatment or permanent pile driving). The newly started area of the house refers to the total construction area of the whole house which cannot be calculated separately.
Building Area Completed refers to total area of each building that the real estate development enterprise has completed in accordance with the design requirements this year, has reached the occupancy and use conditions, passed the acceptance appraisal or reached the completion acceptance standard, and can be officially handed over for use.
Floor Space of Newly-built Commercial Buildings Sold refers to total contracted area of commercial buildings sold by real estate development enterprises in this year (i.e. the building area determined in the formal sales contract signed by both parties).
Total Sales of Newly-built Commercial Buildings refers to total contract price of the commercial building sold by the real estate development enterprise this year (i.e. the total contract price determined in the formal sales contract signed by both parties). This indicator use the same caliber as area of commercial building sold.
